Designer to the stars Robert Passal listing .65M NYC home

Top interior designer Robert Passal, whose clients include Alexander Rodriguez — and an eclectic group of athletes, CEOs, music industry execs and fashion moguls from New York to Miami, and then some — is about to list his own New York City abode for $1.65 million.

And the stylish Murray Hill home is move-in ready.

The two-bedroom, one-bathroom pre-war residence is at 264 Lexington Ave. The sixth-floor layout is filled with natural light and architectural moldings.

“I have thoroughly enjoyed living in my home for many years,” Passal said, adding that it has also served as his “design lab, coercing me to continually reassess my design skills. Like myself, my home has undergone many incarnations. It’s time for a fresh start and a bold new direction.”

His design work also extended past the walls of his home.

“I have an affinity and connection with the building I reside in as well as the residents. I have left my mark on it by designing the lobby, roof deck and several other common areas. I will continue to live and build a new life in a fresh environment within the building,” Passal said.

“As soon as you walk in, it just feels special. It’s very old New York, with the woodburning fireplace, and so much texture, color and attention to detail,” said listing broker Emily Beare of Core Real Estate.

The sunlit aerie opens to a foyer with hand-lacquered walls and gallery light. That entrance leads to a large living room anchored by that woodburning fireplace. Next up is a windowed chef’s kitchen with custom cabinetry and countertops.

The main bedroom comes with upholstered walls, custom millwork, built-in closets and window treatments.

A second bedroom features custom wall finishes, millwork and pocket doors off the living room. It currently serves as a “flex” space with a clever table that can be used for dinner parties, a coffee table or a desk, Beare said.

There’s also a spa-like bath with high-end finishes and a glass shower. Details throughout the home include double-paned windows, surround sound, gallery lighting and lots of closet space.

The apartment can also come furnished. “Robert has said that he’ll work with the buyer to help them create a similar space,” Beare said.

The 11-story building dates to 1923. It features 33 units. A common rooftop deck comes with a barbecue grill, lounge areas and views of the Chrysler Building and the Empire State Building. There’s also a superintendent, a part-time doorman and storage and laundry in the basement.
